My competitors can be forgiven for their market statistic anomalies. For starters, using the South Shore Club comps alongside private frontage comps is not an accurate market measure. The same goes for properties with shared frontage. Beyond those two odd inclusions in some of the year end statistics out there, you similarly cannot know the entirety of the market performance unless you have visibility into the off-market, non-MLS transactions that have occurred in private. No one person can have accuracy on all of the above, but I can, at the very least, come up with what I believe to be the closest, most accurate depiction of market performance.
