Williams Bay Market Update

Here’s the deal with real estate in the Village of Williams Bay as of today. There are currently 79 homes for sale in the Village. Priced from $109,900 to $3,395,000, there’s definitely quite a bit of inventory to choose from. Strangely enough, I’m representing the four best deals in town! My favorite property available in town right now is one that I grew up loving. It’s a classic lake home on Conference Point, just down from my childhood home on the lakefront. The guy that owned this home 20 years ago drove a red ferrari, and I thought he was just about the coolest guy I’d ever seen. When you’re 10, a red Ferrari is about all it takes to come to that conclusion. It’s a beautiful home, and an amazing property complete with nearly an acre of land, private canopied slip, and a huge in ground swimming pool. I’d love to show you this home this weekend.

Year to date sales in the Bay are fairly strong, with 26 single family homes sold so far. Many homes sold priced under $200k, and quite a few priced over $500k. There’s a bit of a dead spot in the $300k’s, but that is sure to pick up as we head into fall.

All that to say this. There are a number of opportunities out there for buyers in the mood for a deal. The market is strong, but there are pockets of weakness in certain price ranges, and there are values in that range just waiting to be realized. It’s a beautiful day today, and I don’t have too terribly much to do. Call me, and let’s go look at a few of these great properties.
