I’m thrilled to have completed the transaction at pier 501 in Fontana. This sale is the fourth lakefront sale on Geneva to close over $9.5M in the past eight months, and I’m proud to have closed all four of those transactions. To be repeatedly chosen by the most discerning sellers in this market to represent their marquee lakefront homes is a responsibility and a privilege that I do not take lightly.
In this listing, as with all listings and sales, there is a story. This one is about market involvement. When I listed this home on the open market last October, I did so with rumor and rumblings of many agents working with upper bracket lakefront buyers. So and so was working with someone who wanted to spend $15M. And this other person had a buyer for Fontana specifically who would spend whatever it took. With that knowledge, I listed the home on the MLS and here’s what happened next. For the duration of my listing, the following brokerages brought buyers to view the home:
Compass 1
Berkshire Hathaway Home Services 0
Sotheby’s 0
Coldwell Banker 0
Melges 0
At Properties 0
All Other Brokerages 0
Meanwhile, I brought seven qualified buyers to the property and ultimately sold it to one of those prized buyers. In a market full of subterfuge, there’s a reason that I find myself in the fortunate position of selling these upper bracket properties. It’s my network and my method of finding buyers. If everyone could do it, they’d be doing it. When you hear about lakefront experts and big multi-state connected brokerages, remember this example.
For now, I’m incredibly happy for the new buyer of this lakefront home. They have no idea how special this place will be, and what a meaningful piece of their life this home, and this place, will become. And for the seller who trusted me to work on this cherished asset, I am grateful. Last ask, $13,900,000. Sold.
