The lakefront market as of this morning continues to move along at a nice clip. According to the MLS, and the rumor mill, there aren’t any new contracts this past week involving lakefront homes on Geneva Lake. I did hear that another lot sold at the South Shore Club, leaving only a single handful of available parcels on the market. The South Shore Club on Geneva Lake continues to be one of the best kept secrets at Lake Geneva. The few available lots are able to be purchased at severe discounts, leaving ample room for immediate profit and equity upon home completion. Lot 15 is hands down the best lot left. Being one of the few agents to have sold property in the South Shore Club, I can help you understand the amenities, costs, benefits and detriments to that intriguing development.
There are 25 lakefront and lake access homes on this list. Several of the properties are in the South Shore Club, or are properties without actual private lakefrontage. Single family home inventory on the lakefront continues to be very low, however there are still a few terrific deals out there. I’m a huge fan of the lakefront property on Conference Point, a property that as of an October 15th Village of Williams Bay board meeting, may consist of two buildable lakefront lots. An unbelievable find for someone.
Another fantastic property is the lake access home on Conference Point Drive listed at $1.695MM. This is a terrific value in the market, and whoever buys this home will be buying a truly rare piece of property. It’s simply beautiful, and would make a fabulous year ’round retreat for the next lucky owner.
The weather looks great, and I’m ready to help out my next new lakefront or lake access buyer with some candid market insight, and educate them on this market. Remember, Realtors who serve as tour guides: lame. Realtors like me who have the ability to identify true value in this market: cool.
