A new lakefront home hit the market today, and another went under contract. First, I get to revel in my most recent prediction. Basswood Drive is under contract. It’s more of a moral victory for me, seeing as how I didn’t make a penny off of calling that property the value that it is. Why didn’t you guys listen to me!? Oh, you did. I see. Something to do with the $3.4MM asking price. I don’t have that kind of money either. We’ll just be happy (hate filled) for the lucky buyer who listened to his broker and bought that fine property. I’ll let you know the exact sale price once it closes.
Now onto the new listing
It’s an odd little animal this new listing. I’m not the lucky broker who listed the home, so you know this is, as always, an objective opinion. The location is ideal, South Shore of Geneva, Fontana. The lot is only 40′ wide, but it’s over 700′ deep. If you like a long driveway, this one’s for you. The house was built in 2004 by a high end local builder, and I’m pretty sure the architect won some award for the design. The design is unique because the home is only 21′ wide, yet the home still spans 4,000 square feet and has luxury appointments throughout. Overall, it’s a fine home in a great location, and it will sell. Is it worth $2.75MM? Time will tell, but I wouldn’t doubt this home sells in the next 3-6 weeks. The fact that Basswood went under contract and South Lakeshore just hit the market makes me wonder if the seller at South Lakeshore is the buyer at Basswood… Why don’t you call me and we’ll go take a look at it?
