There’s a new listing today at the Congress Club in Williams Bay. I grew up on the lakefront just a few hundred feet from this development, and have always loved the set up here. There are ten homes and one clubhouse sharing a few hundred feet of level lakefront on the West bank of Williams Bay. It’s a beautiful setting. The large common lawn is sprawling, and the lakefront piers afford each owner a transferable boatslip.
The available home is the fourth from the lake on the North side of the development. It’s a classic home, with the tell tale Congress Club green roof and white siding. I like it here. Now to the drawbacks. The price at $1.995MM might be a tad sticky for me. This is a leasehold interest, not fee simple, so at closing you do not get a deed, you get shares of stock in the corporation that is the Congress Club. You can’t finance this purchase with a traditional mortgage on the subject real estate. No foreclosure trouble here! You are allowed, however, to refinance a piece of property that you may own elsewhere to fund the purchase. It’s just that the Congress Club property cannot be collateralized.
Overall, an extremely rare opportunity for someone looking to enjoy the classic Lake Geneva lifestyle. Call me for a private tour of this beautiful property.
