I promised to tell you about the condo that I listed over the weekend, so here I am making good on my pledge. The condo is a two bedroom lakeview unit at Bay Shore in Williams Bay. You might not be familiar with Bay Shore, and if that’s the case, your ignorance is excused due to insufficient data. The last two bedroom unit to sell in this development was this very unit- six years ago. There hasn’t been a public 2 bedroom sale at Bay Shore since 2003, and that makes this unit a pretty rare find. It’s currently the only two bedroom on the market at Bayshore, and with only 28 total units in the development, the lack of inventory has helped maintain values over the past several years. Now, onto the nuts and bolts of Bay Shore.
This two bedroom unit (unit 214) has a great lakeview, fireplace, two full baths, private outside entrance, in unit laundry, and lakeside balcony. Did I mention the boatslip that you’re entitled to as an owner? Ample parking, and a great downtown Williams Bay location. You can walk to breakfast at Daddy Maxwells in the morning, walk to Harpoon Willies for lunch, and walk back to Cafe Calamari for dinner. Better throw a couple shore path walks in between too. Edgewater Park is right next door, with playground and ample room for kids, pets, and odd uncles to run and play. The downtown section of Williams Bay may be changing quite soon, as pending projects at the Cafe Calamari property and the old Keg Room location could really change the face of the downtown. List price on this two bedroom vacation haven is $485k.
If you’ve never seen a unit at Bay Shore, I think it’s about time you did. With monthly association fees as low as anything you’ll ever find on the lake ($196), and a tax bill that’s definitely lower than anything you’ll find on the lake ($3200), this is not only the cheapest two bedroom lakefront condo on Geneva, it’s also the most economical to own. I don’t want you to buy just any old condominium on the lake, I just want you to buy the most wallet friendly unit on the water. If you’ve been contemplating a purchase at Vista Del Lago, or Geneva Towers, or Bay Colony, perhaps this is the more fiscally responsible purchase. Buy it now, and be in for summer. You’ll find that summers filled with afternoon boatrides, poolside sun worshiping sessions, and morning coffee on your balcony overlooking the lake is definitely the way to live.
