There’s a new lakefront listing on Geneva Lake today. The home is a renovated lakefront on the bluff in Cedar Point. I’m writing about this today for a reason. It’s a great house, and yes, someone should and undoubtedly will buy it. Renovated homes on the water around $2MM rarely last too long.
No, I’m not just writing to let you know about it. I’m writing to let you know that it just today hit the MLS, and yet I’ve been showing this home to prospective buyers for the past several months. I’ve been showing it because I know the developer and I knew it was going to be coming on the market. See, that’s why buyers like me sometimes. Because I know what’s on the market, and know what’s available, even when the rest of the market doesn’t. Realtors as tour guides only makes sense if you don’t require more from your Realtor. I expect my clients to demand more of me, so I know about properties before they even come on the market.
It’s sort of like Josh Flagg in Beverly Hills when he breaks into a home and sells it to a doctor for $5MM. Sort of like that, except that Josh Flagg sold that home and made $100,000 and I didn’t sell this one…yet.
