There’s a new listing today to discuss. It’s not really a new listing, rather it’s one of the properties that went off the market in the fall, and it’s back on in hopes of finding a buyer in our Spring market. That Spring market, by the way, begins in relative earnest after Super Bowl Sunday. This Sunday is the aforementioned Super Bowl Sunday, so our market should be improving as it historically does after the big game. For the record, I’m picking the Arizona Cardinals, for no other reason than their NFC membership. If my Bears can’t win, it might as well be another team who used to be from Chicago. Back to the new lakefront.
I wrote last week about regurgitated listings coming back on the market in 2009, and lamented the fact that many are coming back on at the same old stale prices. it’s a trend that won’t get us anywhere in terms of buyer interest or volume recovery, but a trend nonetheless. This property is back on the market at the most previous list price, but this price is $550k less than the previous list price. The home is a classic lake home, with 5 bedrooms, hardwood floors, tremendous lakeviews, and level frontage. Located in Williams Bay, you’re to the West of Conference Point, with southerly views extending towards Black Point to the East, and the Fontana lakefront to the west. The lot is spectacular, with 65′ of frontage, and a depth of 660′, the home truly has an
estate type entry. As an added bonus, there’s a guest cottage and a fancy childrens play house. The guest house, coincidentally enough, was the reason that my father had interest in purchasing this home in 1986, prior to the current sellers purchase of the property. My dad tried to talk my mom into it, citing the guest house as a perfect retreat for my grandparents when they’d come to visit. My mom declined his overtures, and they stayed put in their lakefront home on the other side of Conference Point. Regardless of my fathers previous failed sales attempt, this is a fine home, and at the current list price of $2.149MM, the property is better than nearly every other option in this price range on Geneva right now.
Overall, it’s a solid property in a solid location at an attractive price. If our market continues at the current pace, I would expect the home to sell in a reasonable amount of time. Then again, we could speed up the time it takes to sell if you’d just call me already and let me show it to you.
