If you haven’t been in the Abbey Harbor on boat, you might not have ever seen this condo development. Constructed by Anvan in 2000, all 48 units sold out in just a weekend, and Abbey Ridge rapidly became a star in the Lake Geneva real estate market. Double digit annual price increases were common from 2004 through 2007, fueled in part by the rise of Fontana as the premier village, and in part by very low inventory over that span.
Located at the far southern end of the Abbey property, this development has long been a favorite of boaters and Fontana lovers alike. No matter where you are in the development, the Abbey harbor is just a few hundred feet away. The association swimming pool is large and well maintained, and each of the three unit styles come with an attached garage. I like Abbey Ridge. If only you could find a Realtor who actually lived in Abbey Ridge. Someone who knew the development as only a resident can, someone who can tell you if the pool is too crowded or the neighbors too noisy. Don’t worry, I’ve got your back. I live at Abbey Ridge.
I haven’t lived here for long mind you, just six months or so. I needed a place to live when I sold my Geneva National home, so an old customer of mine agreed to rent me his three bedroom townhouse at Abbey Ridge. We were in the unit for the entire summer, and I learned first hand what makes Abbey Ridge so desirable as a second home location. The unit we rented, with three bedrooms and a loft, is located right on the swimming pool. Just perfect for a family with two small children. The kids were swimming just about every day, and the short morning walk to the Abbey for coffee and a newspaper was something I always enjoyed. Summer weekends here are crowded, but not overwhelming, with the pool pretty close to capacity and spare parking spots in rare supply. It’s a care free mix of young families with children, retirees with golf clubs, and everyone in between. The owners are friendly, and the development has definitely impressed me this year.
Price wise, Abbey Ridge was high flying up until about 12 months ago. Public Record high sales for the development include a three bedroom townhouse at $590k, three
bedroom upper for $520k, and a two bedroom that sold for $510k in 2007. There was also a three bedroom townhouse with lakeview that sold for $650k in early 2008. I’d like to be your go to guy for Abbey Ridge. Currently, the only unit available at Abbey Ridge is a two bedroom fen side unit that I have listed at $499k. It’s a first floor unit with massive master bedroom suite, and beautiful new private deck. All units have laundry, attached garage, fireplace, and private outside entrances. You can probably get that accomplished for less than $10k and substantially change the look and feel of the unit. Association fees are very low when compared with other developments in the area. Dues for an Abbey Ridge two bedroom are $249 per month. Dues on a two bedroom Abbey Villa? $442 per month.
