Do you remember last summer when a certain real estate company ran great big ads proclaiming a “one day sale”? Remember those? You should, since they were an insult to your intelligence. As a guy that is, at times, accused of moderant arrogance (confident humility I call it), that ad even struck me as aggressively arrogant and condescending. Now, if the “sales” prices were dramatically, enthusiastically, dropped so that the sale actually looked like, well, a sale, that would have been one thing. But the exact opposite was what actually happened. The pricing went like this… ” 123 XYZ Street, Anytown, USA… originally priced at $319,900, now priced to sell at $312,500!!!!!” I know, right? Insulting.
So when I put together a price reduction extravaganza to go hand in hand with my grueling open house schedule, I went out of my way not to make the same mistakes that the aforementioned company made. Today, I announce the Dave Curry price reduction schedule. These sellers are wise. They’re motivated. They’re realizing that in Market 2009, you just can’t wait for a buyer to show up. Buyers need action. You need motivation. You need… The Dave Curry Price Reduction Extravaganza, and that’s what you’re going to get.
Starting in Glenwood Springs, a lake home with ample square footage, modern construction, lake view, buoy, and double lot, I just reduced this ideal vacation home in Fontana to $779k. Now, so that I don’t venture out onto thin ice with you, I’ll let you know that the original list price was $895k. That’s a $116k price reduction. That’s something you can really sink your teeth into. Let’s move on
I submit to you, for your hassle free vacation enjoyment, my 3 bedroom Fontana Shores condominium. Not just any condominium mind you, rather a condominium with views so magnificent, so inspiring, so mesmerizing that you better attend the showing with ear plugs in both ears. No, not to drown out my opining, funny though. No, the ear plugs are to keep the scene from getting ugly, since this view and location is probably going to blow your mind. The price on this living, breathing, vacation getaway? Well, it was $649,900. I know. Too high. Now, it’s $549,900. Making it the cheapest three bedroom in the complex by nearly $200,000. It’s cheaper than a two bedroom in the building, and it has a better view to boot. Low dues, low taxes, and a thoroughly convenient location right on the water in downtown Fontana, just a stone’s throw away from Gordy’s and Chuck’s.
Batting clean up (opening day, remember?) is a unique, completely renovated, professionally decorated, secluded “tree house” in Abbey Springs. Make this two bedroom (plus loft), three bath (yes, three), condominium complete with huge exterior decks, maple floors, fireplace, new cabinetry, new paint, new trim, new stainless appliances, and new Quartz countertops, your launching pad to discover and enjoy all that Abbey Springs has to offer. What exactly do they have to offer? Just about everything actually. Marina on Geneva Lake, beach, park and piers, right on the water, tennis courts, golf course, new clubhouse, indoor pool, new outdoor pool, work out areas (new), and just about everything else you can imagine a vacation community should have. Oh, and courtesy a multi-million dollar renovation at the seller’s expense, it’s pretty much all new and improved.
This condominium, originally listed at $369,900, is now reduced to $349,900. It’s a low effort, low cost way to enjoy all that the Lake Geneva area has to offer. There’s also an entirely remodeled, clean, picture perfect Lookout unit listed at $269,900 that should be reflecting a $10k price reduction later today as well. If you’re hesitant on either of these Abbey Springs units, remember that you can rent out the units on a weekly basis if you’d like to offset some of your ownership costs.
So there you have it. Reductions galore. I’m free this week if you’d like to come up and view some of these fine properties for yourself. With vacation home options priced from $125k to nearly $8MM, there isn’t a more complete vacation destination in the midwest.
