The listing on Basswood that I was a huge fan of has closed. The list price was $3.4MM, sale price $3.05MM. I really think the buyer bought himself a tremendous property for that price. I don’t care what the market is like, properties like that are rare, and the location and quality of the parcel made it a deal in any market. The price per front foot was just over $26,000 in a market where the average price per foot ask is closer to $38,000. I’m shaking my head as I write, just thinking about the buyers of mine that passed this property over. The buyer of Basswood was able to negotiate 10% off ask for that prime piece of property, and whether your angle is short term or long term, he bought a gem. That property was a deal and the buyer should be congratulated for his fine taste.
The best deal on the lake remains my lakefront on Conference Point. A three bedroom home with 125 feet of frontage (per survey) and more than 1.5 acres of land in the Village of Williams Bay. When figuring price per front foot off of list price, this property comes in at a little over $22,000 per front foot. That’s off list! Imagine if you were able to find the seller in a Holiday mood and negotiate a little. Either way, it’s a great time to be a buyer at the Lake, if you’re looking for the right property with the right agent.
