Lake Shore Sells

I always have the the same reaction anytime a house sells for full price in a matter of hours, and that is to assume that the home was priced too low. After all, how could that not be true? If one of the first people to view a home decides that they’d like to purchase it, and they agree that the price is fair enough to pay all of it, wouldn’t that mean that a seller could have found someone willing to pay more? That’s sound reasoning, but the older I get the more I realize that’s not always the case. Sure, sometimes a house is priced egregiously low and it sells in a snap. I’d even say that in a down market if a home sells for full ask in a matter of days then you can bet that it was indeed priced too low. But in this market, a full price bid just means the house was reasonably priced and that the first buyer in the door wished to make sure no other buyers agreed.

Last week I closed on 1540 Lake Shore Drive in Lake Geneva. This is the second time I’ve sold this particular house, just as I’ve sold the house next door to this one twice as well. 1540 is a remarkably charming lakefront home with a level bit of lawn and beautiful landscaping. The pier is full size and sturdy, the bedrooms are suitable without being spacious, the style perfectly delivering what current buyers want. It wasn’t a hard sale, but it was difficult to get the owner of that home to upgrade his lakefront experience due in large part to just how perfect 1540 was. When owners don’t really want to sell, that’s the best endorsement a house could ever receive.

This was my ninth lakefront sale of 2021, which isn’t bad considering only 15 lakefront homes have changed hands this year (true lakefronts). My 2021 sales volume has now eclipsed $63,000,000, or more, depending on how you’d like to count it. That’s a total that makes me both proud and a bit sheepish. On one hand, it’s more than any Walworth County agent not named David Curry has ever produced in an entire year, but on the other hand, I know the sales total has little to do with me and everything to do with my loyal clients.
