Amidst the landscape of our stalled lives, there is still activity. I listed 1530 Lake Shore Drive in Lake Geneva at the very end of January. In a matter of days, I fielded several offers on that lakefront home and negotiated an accepted offer. That contract closed a couple of weeks ago, but I failed to tell you about it. The listing was $2.099M. The sale price was $2.099M.

The market was pleased with this offering, in large part because of the way the property was presented. The seller owned the home for several years, (they have since upgraded to another lakefront), and prior to listing the home they did the work necessary to make certain that their home would be desirable to the masses. They changed some windows. Painted. Cleaned. Sourced. And when that hard work was finished we launched the property. It should not be a surprise that buyers took notice.

This does bring up an interesting situation during this curious time. Typically, Lake Geneva would be ramping inventory right now in anticipation of yet another glorious summer. COVID-19 has stalled that ramp a bit, as I personally have had two lakefront homes scheduled to list this month that have both pulled away from the market and decided to keep the home. Why? Because they want to be able to use the home personally this summer. Not because they’re afraid of the market. Not because they want the home to appreciate more. Because they find utility in the home, and they are choosing not to sell. That’s a powerful data point.

For now, nothing more to say. Just that 1530 Lake Shore Drive is sold, and I thank the seller for allowing me to represent this fine property.
