I normally hate talking about my own listings on this blog, and generally loathe real estate blogs that use the format as just another advertising tool, but from time to time, there are properties to discuss. My listing on Sauk, the star of my open house extravaganza has been reduced in price yet again. The new asking price is $1.695MM, which means we’re now reduced nearly $800,000 since the original listing date last summer. This is a smart seller who is adjusting to market conditions in search of a buyer. The biggest problem is that this is a wonderful Geneva lakefront home. The lot is beautiful, the lakefront refreshing, the pier as white as the driven snow. It’s a great summer home, it’s just not a huge summer home. If you need 6 bedrooms, best contact me to look elsewhere. If you need 3 bedrooms, let’s take a peak at this gem. I’ll be there for an open house this Sunday, so come by to see me. Tell me that doesn’t look like a relaxing place to spend your afternoons.

Fontana Shores $529k

Another reduction of note involves my three bedroom lakefront condo at Fontana Shores. This is unit blue. It’s blue inside, primarily because the previous owner’s favorite color was, you guessed it, brown. I’m kidding, it was blue. She loved blue, but I understand you may not, so this unit has been reduced in price yet again, now down to $529,900. That’s down $120,000 from the original list price last fall. The unit is spacious and the views are among the best you’ll ever find. There’s a piece of land for sale near Geneva that claims to have a billion dollar view, and I’m not going to go quite that far with this one. Let’s say it’s a million dollar view, and it’s yours for 50% off. The unit is about a 100 yards from Gordy’s and Chuck’s, and offers convenient access to the Fontana beach, Reid Park, and the entire Fontana lakefront. This is a winning idea, it’s just that you need to do a little work to make the property the perfect vacation home. You buy this condo, I’ll buy you a Home Depot gift card. That’s a win win.

The market is filled with solid inventory right now, but much of it remains overpriced. The owners that are not willing to adjust to the new market conditions of 2008-2009 really need to follow my sellers example and get with the times. If you’re a buyer, let’s go find a great deal and you’ll see what it means to truly enjoy your weekends.
