Market Update

The market appears to be picking up a little over the past couple weeks. A couple properties in Geneva National, a lakefront condominium at Bay Colony, and two homes with lakerights to Geneva have all gone under contract in the past couple weeks. I think the early burst of activity bodes well for our Spring market, which begins in earnest in about a month. The thing about the Bay Colony condominium is that I had been telling numerous clients what a good deal that property was over the past couple months. I sold two condominiums at Bay Colony two years ago for $600k, and now this condo that just sold was on the market with an asking price of $597k. I wouldn’t be surprised to see that unit close in the $550k range, which would prove to be a terrific deal for that buyer. I email customers and clients every month or so with values that are on the open market. I don’t email even 1% of new listings to my clients, because many new properties are either overpriced, or lack any uniqueness that would warrant calling attention to them.
