There’s a new lakefront condominium on the market today at Geneva Towers. It’s a two bedroom unit, and it might be a tad overpriced! The lakefront condo market on Geneva has had an ok year so far, but it hasn’t been great. There are currently 14 lakefront condominiums for sale on Geneva. Vista Del Lago, Geneva Towers, Somerset, Eastbank, and Fontana Shores all have units available. I have a great unit available at Fontana Shores for just $649k.
Bayshore, Bay Colony, Bay Colony South, and the Fontana Club are all without any public offerings at this time. That’s great news for those owners, as demand is obviously key for pricing. A double Stone Manor unit came on the market briefly last week for nearly $5,000,000, but it’s not on the MLS as of today. I think it was a tad heavy on the price anyway.
I believe the best deal available on the lakefront right now involving lakefront condominiums is at Somerset. Priced at $1,150,000, the three bedroom unit on the market there is a great buy. Fantastic lake views, canopied slip, and a designer interior, this is really a great unit.
I heard a rumor that the lakefront unit at Vista Del Lago priced at $619k was under contract, but the MLS has yet to prove that to be the case. Year to date sales on the lakefront involving condo’s aren’t all that shabby, but they’re a long ways from the volume of a few years ago. That said, prices are stable, and inventory is still low. These lakefront condo’s afford buyers a great location, access to the water, and a lifestyle that would easily run $2MM+ in a single family home.
